Get Out To Vote: Charleston County

CHARLESTON TRIDENT ASSOCIATION OF REALTORS® INC

CTAR takes the recommendations of our Candidate Screening Committee to develop "CTAR REALTOR(R) Friendly Voter Guides" for the three counties our Association serves. This email is our main method of distributing our voter guides. We produce three guides and three emails, each of which are specifically targeted to the residents of the three counties we serve. The goal of this email is three-fold: first, to remind our members of the importance of voting; second, to help them make informed voting decisions and ensure that they are supporting candidates who will support their business and interests; and finally to educate our membership as to just one of the ways our legislative division is working for them and serving their interests through candidate vetting. The open rate for our Charleston County voter guide was 37%, with 7% clicking through to view or download the voter guide. The guide was forwarded 127 times, which shows that our members not only appreciate this communication but are enthusiastic about sharing it with others.

Sunnyvale Get Out the Vote

SILICON VALLEY ASSOCIATION OF REALTORS®

The City Council election in the City of Sunnyvale is an extremely critical one this year. Three candidates, allied with an anti-growth city council member, are running against three candidates who are good friends of the REALTORS®. If the anti-growth candidates win they will control the council making it extremely difficult to do business in that city.

Using the query tool we were easily able to isolate members who are registered voters in Sunnyvale and communicate directly with them in a cost-effective manner. The message linked to a leading newspaper endorsement. This allowed us to put out to our members the problems with the opposing candidates, without directly going negative ourselves. 

In 2011 there were a total of 16,656 votes cast in a Sunnyvale City Council race. The difference between the first place finisher and the second place finisher was 184 votes. We were able to email 150 voting members in Sunnyvale and, with forwards, had 80 total opens. In a race this tight that easily can mean the difference between first and second place.

Vote Yes to Pay Less

CHARLESTON TRIDENT ASSOCIATION OF REALTORS® INC

The "Vote Yes to Pay Less" campaign launched in September 2013 and is still in progress. The goal of this campaign is to educate REALTOR members in Dorchester County about a referendum to lower taxes in their county which will be on the ballot November 5. A "Yes" vote will lowers property taxes for all homeowners and business owners. The referendum seeks to lower property taxes through a minimal 1% increase in sales tax. A recent study by the county found those living in another county pay 20% of all retail transactions in Dorchester County, which means the sales tax burden won't be shouldered solely by Dorchester County residents, and most importantly, will benefit home and land owners. Our email campaign seeks to educate voters and REALTOR members as to why this is a benefit to them and will help create a friendlier environment for their business. Thus far, the campaign has achieved a 57% open rate.

Oregon E-News is produced monthly and consistently has a high open-rate (over 20%) as well as an excellent click-thru rate (5%).  The newsletter provides a concise review of all of relevant updates and news items related to national, state and local issues.

Georgia's REALTOR Party In Action

GEORGIA ASSOCIATION OF REALTORS®

GAR created a quarterly newsletter titled, 'Georgia's REALTOR® Party In Action'. This newsletter is similar to NAR's REALTOR® Party Success Stories' but only focuses on local boards across Georgia. The purpose of this email is to promote local boards usage of REALTOR® Party Programs and to increase our member's awareness of these tools and resources. The email was created with the new Email Express tool offered through Convio.  Our members across the state can now see how other local boards and associations are utilizing REALTOR® Party Programs to successfully reach their advocacy goals. GAR is also building their Key Contact Program. By inserting a brief message in the email regarding this program, we were made aware of a few more relationships across the state from those hard to reach members.

The REALTOR Hotsheet

CONNECTICUT ASSOCIATION OF REALTORS® INC

Recipient Opens 2,731 24.5% This particular email newsletter drove registrations for our REALTORS® at the Capitol (RAC) event which was attended by over 500 REALTORS®. RAC is our largest gathering of REALTORS® annually and where they become engaged first hand in grassroots politics. This edition also informed members of the first Connecticut Open House Weekend with links to collateral resources. This is an example of a typical Hotsheet edition where we have pertinent information on a variety of programs and drive readers back to the website for more info. It serves the purpose of both engaging and informing our members while leading them to use the website and social media platforms.

Key Contact Program

MINNESOTA ASSOCIATION OF REALTORS®

Although not a standard advocacy campaign with elected targets, this is a new long-term "campaign" enacted to mimic the FPC program on the state level.  The Association created a “Key Contact” field in Convio. By adding this field to Convio, the REALTOR® member who is a Key Contact can be tracked and communicated with easily. It also allows the REALTOR® who serves as the key contact to report back on their grasstops advocacy efforts in support of our online advocacy efforts and RPAC outreach. We requiresreporting on the communications withtheir state elected officials by completing field reports though the Convio system.  By putting this function in Convio, State and Local Associations can now track their Key Contact members and provide them a way to contact those members easily and get reports on the elected official's views on our issues.  This brings sophistication to the state and local level advocacy and outreach between members and elected officials which in turn will strengthen the association and assist them in achieving their advocacy goals.

Recover Washington

WASHINGTON ASSOCIATION OF REALTORS®

During 2013 Legislative Session, Washington REALTORS® faced a near impossible task of defeating an extension of a 20% temporary Business and Occupation (B&O) tax increase (passed in 2010). Several Calls for Action generated nearly 5,000 messages to state legislators. Washington REALTORS® also led and organized a large coalition of small business organizations affected by a B&O tax increase. REALTORS® access to the Convio system helped these small business groups get their message out. Once we had defeated the proposed tax increase we used Convio to send a victory email out to the entire membership followed by a fundraising email to our members explaining the value of RPAC and an ask to re-invest some of the B&O savings into our PAC!

Tax Reform Campaign

NORTH CAROLINA ASSOCIATION OF REALTORS® INC

NCAR launched its Tax Reform Campaign in response to a proposed massive state tax code overhaul that included a tax on all services, an assets based tax on LLCs regardless of profitability, a 1% statewide transfer tax and complete loss of the MID and property tax deductions at the state level.  We polled, did focus groups, crafted our messages and began hitting the members, public and elected officials hard. Our campaign included TV, radio, website, grassroots, newspaper, online buys, social media, phone calls and direct mail. In the end, when most deductions, credits and exemptions were eliminated and many industries were taxed, we came out with a win. The LLC assets tax, transfer tax and tax on services were all defeated and we retained the MID and property tax deductions with a combined cap of $20,000/filer.

Broker Newsletter

CHARLESTON TRIDENT ASSOCIATION OF REALTORS® INC

We have significantly changed how we present our broker communications in the last year, after listening to feedback from our brokers regarding their preferences in CTAR email communications. A few simple changes have produced excellent results. In just a year, our open rate average has increased from 20% to over 55%. Engagement has increased as well, with our click-through rate almost doubling to nearly 13% on average from 7% a year ago. Based on their feedback, we streamlined the format, removed images wherever possible to simplify the message and ensure the ease of readability on multiple platforms and presented the details in organized, clear sections of information. The Convio platform has allowed us to easily and readily communicate important information to our brokers and engage them in events, programs, initiatives and advocacy efforts.

Twice a year, SCCOAR provides its members with a concise overview of important federal, state and local government affairs issues. The newsletter is sent using the Convio Email Module and has an open rate of over 25%.

News You Can Use

BILLINGS ASSOCIATION OF REALTORS®

The REALTOR® Party tools provided by NAR have allowed the Billings Association of Realtors to transition from an antiquated, black and white printed newsletter that often went directly to the trash, to an electronic version that has a 32.6% open rate. The use of Convio allows us to better gauge what is tracking with our membership so that we can deliver content that our members want to read. Tools like this are essential to a small association that otherwise would not have these resources available to it due to staffing or budget constraints.

Issue Alert: Flood Insurance

CHARLESTON TRIDENT ASSOCIATION OF REALTORS® INC

Flood insurance has been a major issue in our coastal region this year and one that has been at the top of both our legislative and communications agendas. Convio has been a priceless tool in communicating the importance and impact of this issue to our membership. Thanks to the campaign of emails like this one, we have directly reached thousands of our members to educate them on the changes to the NFIP and how it will affect their business. This campaign began in July, and since then we have reached thousands of members through email and because of the communication tools provided through Convio, have been able to directly engage more than 2,500 of our 3,700 members with in-person educational seminars, email communications and in-office visits about this very important issue in our region. The open rate for this email campaign was 75%, with a 20% click through rate.

Charles County Tier Map

SOUTHERN MARYLAND ASSOCIATION OF REALTORS® INC

This local advocacy campaign called on SMAR members who live in Charles County to help protect the property rights and values of their rural neighbors, who were threatened by an effort in the county downzone to devalue over 150,000 acres of rural land under the guise of “Smart Growth.”  In the wake of a very contentious public hearing, a targeted Call for Action targeting Commissioners was sent out to members in coordination with the Farm Bureau and the Chamber of Commerce. Using these REALTOR® Party tools allows SMAR to mobilize members to have the downzoning proposal defeated.

Stop MRP from Seizing Mortgages

GREATER LAS VEGAS ASSOCIATION OF REALTORS® INC

GVLAR used many of the REALTOR® Party Hub tools to stop the most abusive eminent domain agenda seen to date by a local government. This successful, all-encompassing campaign managed by GLVAR, along with the Nevada Association of REALTORS, led a grassroots coalition of 22 local, state and national partners to stop the City Council of North Las Vegas from using its power of eminent domain to allow a private firm to capitalize on the plight of home owners with underwater mortgages. Campaign emails were used to mobilize members to sign a petition at www.donttakemyhouse.com as well as attend one of the City Council meetings during which the issue was discussed. Their effort in lobbying, grassroots outreach, and a killer TV commercial turned a 1-4 decision against their position to 5-0 for them in less than 90 days. This win will give other localities the ability to ward off MRP from entering their states and cities as well as spurred the Federal Government to notice what was happen and begin taking precautionary measures. All likely saving other Associations from enduring the same issue.

Meet Your Congressman Events

ILLINOIS ASSOCIATION OF REALTORS®

IAR is hosting a series of in-district breakfast / lunch events for our members and their Members of Congress (MoC). We established event pages for each meeting, which included an RSVP, as well as an opportunity to submit a question for our moderators to ask of the MoC (The purpose was twofold - to allow for a more thoughtful discussion of Real Estate issues by providing the MoC with the questions in advance; while also filtering off-topic or confrontational participation). We then used a series of targeted emails to drive traffic to the events pages and encourage participation. Regular updates (attendance lists and the list of questions submitted) were provided to the staff member involved in planning the events, to Local GADS in the relevant congressional district, and to our FPC for each MoC. The Governmental Affairs division also worked closely with our Communications staff and our Member & Association Engagement staff to promote these events through additional channels (association publications, social media, etc.). When the shutdown of the federal government and debate over the debt ceiling issue caused 3 of these meetings to be indefinitely postponed, we were able to quickly communicate with members in each district via email, and well as to also make individual phone calls to members who had RSVP'ed, to inform them of scheduling changes quickly and efficiently. In total, we have sent 25 targeted messages which have included 42,959 individual emails. Our open rate is nearly 22%. The events have been very well-attended, drawing hundreds of enthusiastic REALTORS and clearly demonstrating the strength of our organization. In addition, attendees receive "follow-up" communication designed to enhance their level of engagement with the association, and urging them to invest.

Quality of Life Run

BILLINGS ASSOCIATION OF REALTORS®

The Quality of Life program of the Billings Association of REALTORS® is a community involvement campaign that raises awareness of and money for non-profits and community projects. One of the annual events of Quality of Life is a run held each August. Over the years, the REALTOR® Party tools have been essential to the growth and awareness of the Quality of Life Run by our own members as well as the public. In addition to the use of the Events module for the actual registration for the run (more than 500 registrants), we also take advantage of the PageBuilder module for our Quality of Life website (QualityofLifeRun.com), the Fundraising module for online donations, and the Email module to promote our event and fundraising. The Quality of Life Run would not be the success that it is without the REALTOR® Party tools provided to us by NAR.

REALTOR® Day at the Legislature

UTAH ASSOCIATION OF REALTORS®

The Utah Association of REALTORS® held its annual "REALTOR® Day at the Legislature" event that included a day of education and networking as well as a luncheon with legislators and updates from Utah's political leaders. UAR used the Convio email module to promote the event and used the Convio Events module to manage registrations and the collection of fees.

2013 RPAC Campaign

WASHINGTON ASSOCIATION OF REALTORS®

This year, because of Convio and the REALTOR® Party tools, WAR has been able to raise $6,000 through our online fundraising efforts.  We sent out emails to most of our membership with links to the RPAC fundraising page, we have even included a link in our weekly "Get the Facts" newsletter. We have had great response with members calling in and saying that they love the payment plan option.  Through the online fundraising page Washington REALTORS® had a first time Major Investor invest $1000.  Some Local Association's have requested the link to our fundraising page so they may advertise it on their own websites.  The Online fundraising page has been a success, members are happy to have the option to invest online and the ability to customize their payment plan. Through our fundraising campaigns we have been able to reach a broader audience and expose more members to the power of RPAC.

Oklahoma Tornado Disaster Relief

OKLAHOMA ASSOCIATION OF REALTORS®

Several Central Oklahoma communities were devastated by tornadoes in two major storms over the course of a week in May, 2013. The outpouring of support and calls to the Oklahoma Association from members and associations around the country started immediately, and we had to act fast to come up with a plan to accept their aid. Because the infrastructure was already in place with Convio, and the quick assistance from the Convio team, we mobilized our online disaster relief contribution page and began accepting donations within a couple days. We raised almost $20,000 from generous REALTORS® and REALTOR® associations from all over the country through this online tool. Making contributions easy for the individual is key to a campaign’s success. We have no doubt having this online contribution site was the tipping point for donors who were able to contribute a small amount or who would not go to the trouble of mailing a check. Many Oklahoma REALTORS® are forever grateful for the assistance they received. The integration of Convio’s fundraising management with the email component created a comprehensive system for attracting people to help their fellow REALTORS® in need.

MISSOURI ASSOCIATION OF REALTORS®

NAR issued a Call for Action in mid-July regarding the pressing issue of Tax Reform.  Missouri REALTORS® responded in a record-breaking fashion.  21% of our membership took action...ranking Missouri 9th in the nation.  As a way of saying thank you, the attached email was sent to our members.  We also took took advantage of this opportunity to provide a link for RPAC investment.  This Convio campaign illustrates the power of the REALTOR® Party when you combine action and investing.
